  • Imported finishes, bespoke joinery, furniture lead times and logistics.
  • Design maturity, procurement route, programme compression and contingency.
  • Whether VAT, fees, loose furniture, technology, security, signage and move costs are included.

How to compare fit-out proposals

Normalize every bid to the same area, currency date, scope and specification. Request a cost plan by work package, a list of provisional sums, programme assumptions, design and authority fees, warranties, and a separate reinstatement allowance. Treat a single price per square metre without those definitions as a screening number only.
